Piara Waters West Primary School (planning name)

We’re building a new primary school in the growing suburb of Piara Waters to provide enrolment relief for the nearby Aspiri Primary School and Piara Waters Primary School.

The $45.8 million new school will open in 2027 and accommodate 540 students, with additional facilites for approximately 50 students in an education support program.

It will include:

  • a double-storey building containing a library, staff room and teaching blocks 
  • an administration building
  • an early childhood block for kindergarten and pre-primary students with a dedicated play space
  • a covered assembly building with a music room and canteen
  • hard courts, car parking, bike storage and landscaping
  • a dedicated education support centre that includes classrooms, staff area, therapy room and sensory room.

The school oval will be developed in conjunction with the City of Armadale.

The design of the school was completed by TAG Architects. Construction started in August 2025 and will be managed by McCorkell Constructions,
